Can you hold a place before I apply?
No, we do not hold properties before an application is submitted and approved. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
No, we do not require first and last month’s rent. Instead, we charge a security deposit or a lease damage fee of 4.5% of the rent every month. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply. -
Is the deposit refundable?
25% of the deposit is a cleaning fee. A detailed description of any additional charges will be outlined in the lease. -
Who needs a cosigner?
Applicants with insufficient financial backgrounds may need a cosigner. -
You have a property I want to rent. How do I apply?
You can view the property in person or by video. Once ready, apply online at this link: Rental Application. -
How do I pay rent?
Rent is paid online for convenience. -
I want to get a pet. What do I do?
Contact the property manager to discuss. Some restrictions apply to pet size and breed. There is a limit of two pets per property, and pet rent along with a non-refundable pet deposit will be charged per animal. -
I want to move out, but my roommate wants to stay. What do I do?
If both of you are on the lease, you are responsible for the terms of the lease. Coordination with the property manager will be necessary for any changes. -
My lease expiration is coming, and I want to move out. What do I do?
Provide at least 30 days’ notice prior to your lease expiration. -
Who is responsible for paying for repairs and maintenance requests?
The landlord or owner is responsible, except for damages caused by tenants that exceed normal wear and tear. -
What is included in the Renter Benefit Package?
The RBP includes HVAC filter delivery, 24/7 maintenance coordination, tenant liability insurance, credit reporting for on-time rent payments, and online rent payment tools—all designed to enhance your rental experience and provide convenience. Participation in the RBP is mandatory for all tenants.
